So, back with Hunter, on 10 questions to ask a property manager whenever you're hiring them. So, a lot of times what happens is someone might hire someone with very few rental units. And that normally means that they are inexperienced. And if you get a company that has tons of rental units, that may mean that they don't have enough staff to support that many number of units. So, you wanna try to look for a manager with 200 to 600 units. Or, if they do have more, make sure that they have the staff to support that. So, you don't get lost in the shuffle. So, Hunter, my next questions for you, is how many properties do you manage?
Hunter:
Okay. Referencing back to the last video that we did. Marchant Company was founded basically as a sales and marketing company for builders, basically doing subdivisions. So, it all started in 1995, when some of the builders couldn't sell all their inventory. So, they asked us to manage the properties for them. So, we kinda stumbled into this business as a need. So, that's kinda how we started. When I came on in 2005, I think we had about 20, 25 properties. And since then, we have actually grown the business to over 500 properties at one time. And that was including a large REIT that we did some work with. And they have since taken the properties in house in their own management division. So, now, we're back down to about 400 properties, which we stay at consistently. And it's always a little ebb and flow, because owners are always selling their properties because it's such a great market in Greenville.
Hunter:
The real estate market's awesome. So, that's always a challenge. So, we're always looking to grow our properties with great owners. So, again, right now, we manage about 400 properties. And that ranges from anything from a single family home, duplexes, condominiums, townhomes, triplexes, and even up to small apartment communities. So again, we're always looking to grow with great properties.
