A: No. The security deposit is meant to cover cleaning, carpet cleaning, and damages under the terms of lease.

A: Simple. Keep great records. Be very thorough with your move in inspection report. Take pictures prior to moving in.

Q: Is a landlord required to fix all my repair issues?
A: No. The landlord is required to keep the unit in a safe and habitable condition, excluding damage caused directly by tenants.

Q: What can be deducted from my security deposit?
A: Landlord can deduct any rent, late fees, other outstanding fees, cleaning, carpet cleaning, or any damages beyond normal wear and tear.

Q: What happens if I don’t pay rent?
A: Rent is due on the 1st and considered late after the 5th. If rent is paid after 9:00am on the 6th, a late fee of 10% will be charged. If rent is not paid by the 10th of the month, tenant will be subject to eviction proceedings.

Q: Am I required to give a 60-day notice to vacate?
A: Yes, a 60-Day Notice is required to be turned in prior to the first of the month for it to be effective for the end of the following month.

Q: How can I pay rent?
A: Through the tenant portal. Alternatively, tenants have the option to pay through RentMoney where you can pay your rent with cash at many local retail locations including Wal-Mart. RentMoney Payments require a $3.75 convenience fee. Any other payments will be subject to a $7 payment processing fee.

Q: When will I receive my security deposit refund?
A: Security deposits along with any itemized deductions will be returned within 30 days from the end of lease, assuming tenants have turned in keys and provided a forwarding address.

Q: I have been approved, when can I get my keys?
A: Once you have provided proof of renter’s insurance, confirmation for utilities in your name, all monies owed for move-in, and it is the lease start date, you will be given access to the keys.

Q: The property I am renting is ready now, but my lease doesn’t start for a week. Can I move in early?
A: Sometimes it is possible to move in early by paying the additional prorated rent.

Q: Can I paint?
A: You must get written approval from the property manager before painting or making any other changes to the home.

Q: Who is responsible for yard maintenance?
A: Typically, the tenants are responsible for yard maintenance. Please make sure to review your lease for confirmation.

Q: Can I reduce my rent if I do work to the property?
A: No. The lease clearly states that you are not allowed to make any repairs to the property without written consent. Please contact the office if you feel you need any repair work done.

Q: What happens if I want to break my lease?
A: Breaking the Lease
In the event a Tenant may request an early lease termination, Tenant may request Landlord to seek an approved replacement tenant and must strictly adhere to ALL of the following procedures:
- Tenant must pay Landlord the LEASE TERMINATION FEE equal to One Month’s Rent at time of notice given.
- Tenant must specify a move out date.
- Upon receipt of payment, Landlord will begin to advertise the property in the attempts to locate a replacement tenant at terms equal to or acceptable to Landlord per the current lease agreement.
- Any replacement tenant must, in Landlord's discretion, be acceptable as a tenant and must sign a new lease agreement with terms not less favorable to Landlord than this lease.
- Tenant will continue to pay the agreed to monthly rent, pet rent, pet fees, master insurance, filter subscription, resident benefits package, and all other charges and fees until a replacement tenant is located, a new lease agreement is executed, and the replacement tenant moves in.
- Tenant is required to leave on all utilities until a replacement tenant is located, a new lease agreement is executed, and the replacement tenant moves in. If utilities are turned off before replacement tenant moves in, you will be charge the $100 failure to keep utilities on fee.
- Tenant will vacate the home on or before the specified date given for their early move out. Tenant is required to vacate the property at least 10 days prior to replacement tenant move in to allow time for cleaning, carpet cleaning, painting, and any repairs. Although the Landlord needs this time to prepare the house for renting, tenant is required to pay rent, all fees, and utilities until the replacement tenant takes possession.
- All security deposits are then subject to the guidelines contained in this lease.
The LEASE TERMINATION FEE will be charged for any nonstandard lease endings such as abandonment or eviction.

Q: Can I change the locks?
A: Locks may be changed at the tenant’s expense with written approval from landlord. Tenant will be responsible for providing management with two sets of all keys.

Q: Am I responsible for paying for utilities?
A: It depends on what is written in the lease, but typically, the tenant pays the utilities. No keys will be given out until proof of utility transfer has occurred.

Q: I am an excellent tenant and I take great care of the property. Can you waive my late fee?
A: While we appreciate you being a great tenant, we do not waive late fees.

Q: Can I get a pet after I move in?
A: Any pet would have to be fully screened and if approved, tenant must sign a pet addendum and pay the Non-Refundable Pet Admin Fee of $200 per pet and $35 per month in Pet Admin Fee for each pet.

Q: How can I renew my lease?
A: We would love for you to renew your lease. We will contact you approximately 90-120 days from lease expiration to discuss your lease renewal.
