Happiness Guarantee

Our goal is to provide you with an over the top level of customer service and ensure that you a very satisfied client. If we have not produced a qualified tenant within 60 days of marketing the property and you wish to discontinue your service with us, you can cancel your agreement with no penalties.

Our conditions for the Happiness Guarantee:

• All outstanding invoices must be paid.
• We ask that you give us a 30-day written notice, so we can pay any final invoices and to finalize with any interested prospects. Our goal is to return the property back over to you in better condition than it was given to us.

Results Guarantee

Our philosophy is that you should not pay a property management company anything until they are able to produce some results. Our commitment is to do all of the necessary work upfront, without payment. We will aggressively market your property, show the property, screen tenants, secure a lease, collect the security deposit, and do a move in inspection all before we are paid. We will only get paid once we have a qualified tenant that takes possession of the property.

Again, we do not charge any set up fees, marketing fees, or transfer fees. Therefore, our interest is fully aligned with your interest, which is to rent the property for as much as possible and as quickly as possible.

Leasing Guarantee

We are extremely confident in our screening process and our tenant selection process. We fully expect all our tenants to honor the entire lease agreement. With our Leasing Guarantee, we will find a you a new qualified tenant for free if the tenant that we put in place does not fulfill at least 9 months of a lease term.

The conditions for our Leasing Guarantee:

• The guarantee only applies to tenants that we have screened and qualified. This guarantee does not cover tenants we have taken over or inherited.
• The guarantee does not cover tenants who must break the lease due to military orders or transfers.

Insurance Protection

Other than your property, a tenant is your biggest asset, however the tenant is also your biggest liability. Tenant caused damage to your property and the liability they could cause could significantly decrease your ROI and possibly cost you thousands in legal fees. This is why our Insurance Protection is the foundation of our Landlord Protection because it provides $100,000 of tenant caused property damage liability, which could decrease your insurance premiums and prevent potential lawsuits. The conditions for our Insurance Protection:

• Covered Perils: Fire, Explosion, Smoke, Water Discharge, and Sewer Backup.
• Marchant Property Management is the named insured of the policy.
• Does not replace property insurance of Owner.
• Does not cover wear and tear.
• Marchant Property Management reserves the right to modify, amend, or discontinue the policy at any time. 

Pet Damage Protection

For no extra charge to our owners, we guarantee your home will not be damaged by any approved pet for up to $2,000 above and beyond what the security deposit covers. When we allow a pet into a home, we have vetted that animal almost as much as the tenant. At Marchant Property Management, we like to deal with hot button issues before they become problems. So, we screen each pet, charge a reasonable pet fee, and guarantee that you (the property owner) will not pay out of pocket for pet damage. 

The conditions for our Pet Damage Protection:

• Amount of coverage included above security deposit: Silver Plan - $1,000, Gold Plan - $1,500, Platinum Plan - $2,000.
• Excludes normal wear and tear.
• Only applies to pet damage.
• Only applies to pets we have screened and approved.
• This guarantee is not available if we inherited the tenant or the pet.
• Excludes all service animals per Fair Housing Guidelines.
• All collection efforts under this provision become the sole responsibility of Marchant Property Management.
